Which documents does it chase?
T4s and notices of assessment, pay stubs and employment letters, bank statements for the down payment, the purchase agreement and amendments, ID, and the property tax bill on refinances. One checklist per file, built from the product and the lender's requirements.
What about FSRA's rules?
They do not change. FSRA licenses Ontario mortgage brokerages, brokers and agents under the Mortgage Brokerages, Lenders and Administrators Act, so a licensed person sends anything that is a rate, a disclosure or advice. The system drafts, chases and files. Client information stays in your own Microsoft 365 or Google Workspace under PIPEDA.
